Winthrop launches new strategies.

Winthrop Management has announced the development of new marketing strategies aimed at leasing space at two of its Manhattan properties.

An innovative program launched by Winthrop is the "30/30" offer being made for the 27th floor space at 757 Third avenue. Winthrop's flagship building. William Potts, vice president. commercial division, stated, "This space is truly spectacular, yet in today's market many tenants are not able to commit to long-term leases. Therefore, we are offering this space for $30 per square foot for 30 months. The attractive, price, coupled with the term, make the space even more appealing." The 27th floor comprises 4,299 square feet and is expandable to the full floor of 6,235 square feet. The furnishings are "chairman-of-the-board quality and the views are indescribable," said Potts.

Another unique marketing program is for the newly-built 12th floor space of 11,400 square feet at 300 Park Avenue South. Based on the amount of work required, Winthrop is offering three rent levels -- $15 per square foot, $17 per square foot, and $19 per square foot -- for a five-year term. Said Potts, "Tenants can effectively pick their own rental. Again, Winthrop's proactive marketing stance enables us to make offers that benefit everyone."
