Williams names agent at 365 Hudson Street.

Williams Real Estate Co., Inc. has been appointed exclusive leasing and managing agent for 395 Hudson Street, a 10-story 600,000-square-foot office building located in the Hudson Square District of Manhattan.

Owned by the New York City District Council of Carpenters Pension Fund, which maintains its headquarters in the building, 395 Hudson Street occupies the entire square block bounded by Hudson, West Houston, Greenwich and Clarkson Streets.

The Pension Fund recently completed a dramatic multi-million dollar capital improvement program highlighted by the new elegant two-story lobby which is attended 24 hours-a-day, 7 days-per-week. The lobby boasts grand columns sheathed in hand-worked American cherry wood and a floor of first grade maple and Brazilian cherry wood, plus sardinian gray and verde fountain stone.

Other features of the improvement program include the new entrance, new passenger and freight elevators, new heating, ventilation, air conditioning, mechanical and electrical systems, new windows with mahogany sills and new lavatories.

Available for immediate possession is a block of 300,000 contiguous square feet of office space comprising the entire third through seventh floors. The third through fifth floors are each 65,000 square feet. The sixth and seventh floors are each 47,000 square feet. Each floor yields a substantially below market loss factor of under 5 percent and features center-core construction with windows on four sides from which the sweeping Hudson River vista can be enjoyed.

The ground floor contains three retail units of 3,000, 6,000 and 8,000 square feet and features along the entire Greenwich Street frontage a 30,000-square-foot unit with numerous loading bays and high ceilings suitable for active distribution use.
