Williams closes sublease at 304 East 45th Street

Burkhardt & Christy, an advertising agency whose clients include Sony Corporation of America for its audiotapes, videocameras, and floppy disks divisions, The New York Hilton, and BMW motorcycles, has subleased 9,700 square feet at 304 East 45th Street in a major expansion which nearly triples its space, it was announced by Williams Real Estate Co. Inc., which represented the sublessor in the transaction.

Burkhardt & Christy, which is moving from a townhouse at 211 East 48th Street where it occupied two floors, is expected to occupy both the penthouse and the entire 17th floor at 304 East 4Sth Street later in September.

The five-year sublease has an aggregate rental value of about $1 million.

A 17-story building, 304 East 45th Street also houses ad agencies Vicom/-FCB and The Bloom Companies. The building formerly housed many tenants in the printing industry.

David Falk, senior director, and Douglas Grabiner, associate, of Williams represented the sublessor, Cannon Design, an architectural firm. Burkhardt & Christy was represented by Michael Elkin of Interactive Properties.

Falk and Grabiner also represented Cannon Design in its lease of the entire fourth floor comprising 4,000 square feet at 330 East 59th Street. An eight-story building which houses many design-related tenants, 330 East 59th Street features brick walls and floor-to-ceiling windows with views of the 59th Street Bridge.

The five-year lease has an aggregate rental value of $300,000. The owner, the Brause family, was represented by William Cummings of Helmsley-Spear.
