WHITE HOT; JOANNE ROBERTS FIND SHER DREAM KITCHEN AT THIS STUNNING HOME.

THEY say that an impressive kitchen can sell a house. Most women (and some men) would rate a decent sized kitchen top of their list of "must haves" when looking for a new home - it must be spacious, with enough room to seat a family around a table, and maybe accommodate a small sofa.

Well, the kitchen at Cae Glas Farm in Llangollen certainly ticks all the boxes. It's stunning, with exposed beams and stonework and a range of cream-fronted hand-built units. There is a central island with granite worktop, and the floor is slate. A rayburn style range sits snugly in a tiled recess. Steps lead up through exposed timber framework to a dining/living area.

Across the ground floor is a dining hall, sitting room, lounge, shower room and family bathroom. The dining hall is crammed with original features: window seat, recessed fireplace with stone lintel above and beamed ceiling.

Steps lead up to the lounge, with its inglenook fireplace with enclosed oil fired stove, beamed ceiling, spindled staircase to first floor and lovely original sash window.

The sitting room once again has exposed beamed ceiling, brick and stone recessed fireplace with multi fuel stove on a slate hearth, antique figured cast iron columned radiator and sash window to the front.

Upstairs there are three bedrooms. The master suite has exposed roof purling, sash window to the front with shutters, and en suite cloakroom with connecting door to third bedroom.

To the outside there's a graveled driveway with ample parking area. The garden surrounds the cottage and enjoys stunning views across the Pengwern Valley.

There is a two storey stone built former shippon with granary above. Accessed either direct from the lane or via the garden, with the appropriate planning permission this could be converted to provide accommodation.
