UNITED DOMINION REALTY TRUST PURCHASES ORLANDO APARTMENTS

 RICHMOND, Va., April 1 /PRNewswire/ -- United Dominion Realty Trust, Inc. (NYSE: UDR), announced today that it has purchased Dover Village Apartments in Orlando, Fla., for $9,300,000 from Century Properties Fund XVII, a California Limited Partnership. Dover Village is a 296-unit garden and townhouse community located on 30 acres at the corner of Semoran Boulevard and Grant Street on the east side of Orlando. The property was completed in 1981 and consists of 56 one- and two-story wood frame buildings with a combination of brick veneer and horizontal cedar siding and gable-style roofs. The apartments are a mix of one-, two- and three-bedroom garden and townhouse units averaging 1,090 square feet. The community includes a clubhouse, two swimming pools, two tennis courts, a volleyball court, a car wash area and laundry rooms. Occupancy is currently 96.6 percent. The Trust plans to invest approximately $900,000 making improvements to the property.
 Richard B. Chess, vice president and director of acquisitions, stated that Dover Village is the Trust's second Orlando apartment acquisition. The Trust made its initial acquisition in Orlando in January. He noted that the Trust plans to acquire several other Orlando apartments during the next two years due


to the favorable outlook for continued job and population growth in the Orlando area. Chess indicated that the Trust was attracted to the property due to its visibility on heavily traveled Semoran Boulevard, the low percentage (23 percent) of one-bedroom units and the quality design of the units.
 Barry M. Kornblau, senior vice president-apartments, stated that the property was attractive for a number of reasons including a large number of single story buildings, attractive floor plans and unit features that include washer/dryer connections, private patios and entrances, extra storage, fireplaces, wet bars and large floor plans. He also noted that the property has an excellent amenity package with two swimming pools, two lighted tennis courts, a volleyball court, a clubhouse and a car wash area.
 With the purchase of Dover Village, United Dominion now owns 14,793 apartment units in the Southeast from Baltimore/Washington, south to Tampa, Fla. The Trust also owns approximately 2 million square feet of shopping centers and other commercial space. The Trust embarked on a major apartment expansion program in the spring of 1991 which it expects to continue at least through 1993. United Dominion is a self-administered equity real estate investment trust that owns and operates primarily apartments and also shopping centers in the Southeast. The Trust's common stock in traded on the New York Stock Exchange under the symbol "UDR."
