UNITED DOMINION REALTY TRUST PURCHASES COLUMBIA, S.C., APARTMENTS

RICHMOND, Va., May 24 /PRNewswire/ -- United Dominion Realty Trust, Inc. (NYSE: UDR), announced today that it has purchased St. Andrews Commons Apartments in Columbia, S.C., for $10,750,000 from St. Andrews Commons Associates Limited Partnership, an affiliate of the John M. Corcoran Company in East Milton (Boston), Mass. St. Andrews Commons is a 336-unit garden style community located on 25 acres on St. Andrews Road, near Broad River Road in northwestern Columbia.
The property, which was completed in 1986, consists of 21 two-story wood frame buildings with a mixture of brick veneer and horizontal wood siding and gable-style roofs. The apartments are a mix of one- and two- bedroom units averaging 864 square feet. The community includes a clubhouse, swimming pool, two tennis courts, two indoor racquetball courts, a fitness center and a laundry facility. Occupancy is currently 91 percent. The Trust does not plan to make major improvements to the property.
Richard B. Chess, vice president and director of acquisitions, stated that St. Andrews Commons is the Trust's fifth apartment community in Columbia, a market targeted by the Trust for additional acquisitions. St. Andrews Commons is a very attractive community and represents a good value at $32,000 per unit.
Barry M. Kornblau, senior vice president-apartments, stated that the property was attractive for a number of reasons including the convenience of the location near two interstate highways, shopping, attractive well-landscaped grounds, a full array of amenities and a nice mix of tenants.
With the purchase of St. Andrews Commons, United Dominion now owns 15,129 apartment units in the Southeast, from Baltimore/Washington to Tampa, Fla. The Trust also owns approximately 2 million square feet of shopping centers and other commercial space. The Trust embarked on a major apartment expansion program in the spring of 1991 which it expects to continue into 1994. United Dominion is a self-administered equity real estate investment trust, and its common stock is traded on the New York Stock Exchange under the symbol "UDR."
