Theater building to sell.

Eastern Consolidated Properties, Inc. has been appointed the exclusive sales agent to handle the disposition of 1697 Broadway. The marketing and sales program for the property will be under the direction of Brian Ezratty, senior vice president of Eastern Consolidated.

1697 Broadway is a unique 13-story office building with 133,000 square feet in total and is located between 53rd and 54th Streets. The property is the home of the Ed Sullivan Theatre, which comprises 49,000 square feet. The remaining 84,000 square feet is office space. Approximately 50,000 square feet can be made available to a potential owner/user.

The building sits on a plot of 17,500 square feet. There are entrances on both Broadway and West 53rd Street. Under the current zoning laws there are approximately 175,000 square feet of unused development rights with the potential availability of an additional 375,000 square feet of air rights.

1697 Broadway is conveniently located at the hub of all of New York City's public transportation and affords easy access to Manhattan's Central Busines, District.
