The Santa clause.

Tim Lamberson found himself in the role of Santa Claus when he helped his clients buy the perfect pied-aterre on Christmas Eve.

The Citi Habitats agent was working with a Pennsylvania couple looking for a weekend place after paying off their mortgage.

"They drove up for the weekend and wanted to make a decision straight away," said Tim, who, after spending the day viewing apartments with the couple, got a real feel for what they were looking for.

He sent them to see a studio listed by Halstead's Dara Lipsman at 2025 Broadway on Sunday morning and, hey presto!

"What really sold it to them was the location and the amenities," said Tim. "They loved the roof deck because that part of Broadway is not to built up so it offers gorgeous city and park views. They also loved the fact that they" can easily walk to museums, Lincoln Center and Central Park.

"And, for a good studio in a full service building on the UWS, $260,000 was a great deal."
