TCC lands exclusive for 68,000 s/f flex facility.

Richards and Robbins, the owner and developer of Runnemede Corporate Center, recently held a groundbreaking ceremony for a new spec building within Runnemede Corporate Center in Runnemede, New Jersey in Camden County.

The 68,000-square-foot spec, industrial/flex facility, which is expected to be completed and ready for occupancy in the second quarter of 2005, is the seventh building to be constructed at the 60-acre campus.

David Richards, principal of Richards and Robbins, has also announced the appointment of Trammell Crow Company, one of the nation's largest diversified commercial real estate services companies, as exclusive leasing and marketing agent for this project. The Trammell Crow Company team spearheading this exclusive assignment includes Robert Sager, senior vice president, and Larry Maister, vice president.

The new spec building at Runnemede Corporate Center will be situated on a 7.5-acre site and will total 68,000 square feet. Featuring 24' clear ceiling heights, ESFR sprinklers, and tailboard loading and drive-ins to suit, Richards and Robbins will be offering units of 11,200 square feet and up. Situated at Exit 3 of The New Jersey Turnpike with unparalleled visibility, Runnemede Corporate Center currently features six, industrial/flex buildings totaling approximately 237,000 square feet of quality, existing space. The 60-acre site has a total build-out capacity of over 400,000 square feet. Zoned Special Economic Development District (SED), the site allows for a wide variety of business uses including office, industrial, flex, warehouse and distribution, assembly and retail.

Runnemede's park entrance is less than one-half mile from the NJ Turnpike's Exit 3 ramp and additionally offers close and easy access to I-295, Route 42, Blackhorse Pike and the Atlantic City Expressway. The site is just 15 minutes to Center City Philadelphia via I-76, and equally as close to the Ben Franklin and Wait Whitman Bridges, as well as Philadelphia International Airport.
