 TAKING AN ACTIVE PART IN SELLING YOUR HOME
 CAN DO WONDERS FOR COMPLETING THE SALE
 WILTON, Conn., July 1 /PRNewswire/ -- Some common sense effort on your part can do wonders in getting your home sold at a good price despite today's highly competitive market, according to relocation expert Harvey Auger.
 As head of the nation's leading real estate relocation management firm, PHH Homequity, Auger says he's seen it time and again. Home owners themselves can, and often do, make a significant difference both in sprucing up a home's appearance and enhancing its sales appeal.
 Most important, he says, is that this sales effort applies in presenting your home to real estate brokers who sell on your behalf as well as to the prospective buyers.
 "Your imagination and your broker's experience can combine to get the SOLD sign up," says Auger. "Imaginative sellers offer potential buyers everything from interest subsidies, custom-made draperies and snowblowers, to new electric garage door openers and exercise equipment for the home."
 Here are tips from Auger, whose company assisted some 40,000 transferring executives and their families in the past year.
 -- Distribute tasteful leaflets to neighbors offering a "finder's fee";
 -- Invite multiple listing brokers for a memorable catered luncheon;
 -- Arrange wine and cheese soirees for brokers or for potential buyers at open houses;
 -- Keep a fire going in your fireplace in the colder months;
 -- Keep fresh flowers in the home;
 -- Display a "Welcome Wagon" package offering coupons and samples from area stores;
 -- Offer a video tape about the town or brochures (available from the local library or City Hall) to acquaint the potential buyer with the area's amenities, attractions, schools, etc.
