Sublease becomes direct lease at 909 Third through Williams.

Amarex Technology, Inc., a computer software firm founded in 1982, has leased over 7,000 square feet for its executive offices at 909 Third Avenue, it was announced by Williams Real Estate Co. Inc., which represented the tenant in the transaction.

Amarex formerly occupied the space under a sublease from advertising agency DMB&B for the past five years. DMB&B moved out about two years ago.

The 10-year lease has an aggregate rental value of $2 million.

David A. Falk, senior director, and Douglas A. Grabiner, associate director, represented the tenant in the transaction. The owner was represented directly by Kevin R. Wang, senior vice president of The Mendik Company.

Major tenants in the 33-story building at 55th Street include IBM Information System Group, Starrett Housing Corp. and Fischbein Badillo Wagner & Itzler.
