Phoenix started well with Jordan Baillie and David Vaughan both testing visiting keeper Finn Ross.
Kemnay replied and Nathan Sangster came close before being crowded out. However, they did break the deadlock after 14 minutes, Liam Clark slotting home.
Phoenix redoubled their efforts and Baillie was unlucky to see his shot saved at the near post. But the equaliser came in the 21st minute when Morrison netted from inside the box.
Despite plenty of chances being created, the score remained the same until the break.
Phoenix flew out of the traps at the start of the second half, taking the lead after just 30 seconds when Morrison raced down the left and fired a terrific finish into the net from a tight angle.
Kemnay kept plugging away and levelled it again when Kevin Low found Aiden Sheridan who took a touch to control before feigning to shoot one way and, as the keeper dived, rolled the ball the other way into the net.
The action continued unabated and within three minutes the hosts retook the lead when Morrison completed his hat-trick by smashing the ball home from inside the box.
But there was one last twist in this particular tale and it came when a Sangster effort for Kemnay looped up over the keeper and dipped underneath the crossbar to level it again.
