Sky's the limit at East 57th St. tower.

Sutton 57, a new 24-story residential condominium tower rising at 212 East 57th Street, will offer 15 discerning purchasers an extraordinary level of intimacy, spaciousness, and old world charm. With just one home per floor, privacy is insured.

A lifestyle usually reserved for those who reside in a penthouse apartment, Sutton 57 will feature full-floor living on levels 10 through 25, with the crowning duplex penthouse offering two full floors of luxury. Designed by H. Thomas O'Hara Architects PLLS and set for completion in early 2006, Sutton 57 will house 38 one-, two-. and three-bedroom residences ranking in price from 1.65 million to over 6 million.

"Like the pre-war Sutton place condominiums that came before us, Sutton 57 will offer the exclusivity and allure only found in a full-floor building." said Monica Klingenberg, director of marketing for The Marketing Directors Inc. "The building will be a seamless integration of old world and new, modern amenities and technological upgrades along with a presence that keeps with the prestige and history of the neighborhood."

By using an FOB keyless entry system, each resident will command the only available access to their individual floor. Otherwise, elevators can only be accessed by the 24-hour concierge, who clears all packages, deliveries, and visitors. The result is a level of security that only adds to the cache of these unique residences.

Each residence will have high ceilings, oversized windows with expansive views, private balconies and richly polished Cabreuva hardwood flooring. Gourmet kitchens will feature midnight-black granite countertops, stylish glass-front cabinets with under-cabinet lighting, and a vanishing Sub-Zero refrigerator with custom panels to match the cabinetry.

The master baths boast floor-to-ceiling Calacutta Gold-honed stone accented with matching mosaic tile. An extra-deep soaking tub, glassen-closed shower and a Porcher vessel sink with chrome Jado fixtures complete the serene baths.

All residents will have access to the rooftop Moon Garden. A New York-City-first, the Moon Garden is appointed with special night-blooming flowers that reflect moonlight, lush foliage, moon-gazing benches, sun-and-moon-bathing chaise lounges, and a rain shower.
