Sinvin brings star's fave to 'hood.

Britney Spears will be happy to know that Calypso has signed a lease for its 10th store in New York City, this one in Tribeca.

The star was seen shopping at the fashionable boutique's Broome Street outpost on November 17. Calypso's new store will be in 1,300 square feet of ground floor retail space, plus a full basement and 500 square-foot mezzanine, at 139 West Broadway, between Thomas and Duane Streets in Tribeca. Both sides in the transaction were represented by Roxanne Betesh, vice president, and Kristin McCann, associate director, of Sinvin Realty Corp.

Calypso expects to move in during the first quarter of 2006. Terms of the ten-year lease are not being disclosed, but the landlord had been asking $130 per square foot based on the ground floor.

"This is a great location for Calypso with great exposure and a high volume of foot traffic," says Betesh. "In fact, American Apparel just took 4,000 square feet across the street," adds McCann.

This space features a generous 35-foot frontage, 15-foot ceilings and Corinthian columns.

Its busy avenue location and proximity to Tribeca's best retailers and restaurants make it a very special property. Neighboring tenants include The Odeon, Bouley, Petite Abeille and Disrespectables.
