Say cheers to ideal backdrop for entertaining; A wine store with bar area is just one of the many unique features of this stylish former farmhouse, writes Alison Jones.

Wine lovers will appreciate a rather special room that will make a perfect place for entertaining over a glass or two.

In the part vaulted cellar there is an impressive wine store that opens out into a bar area with seating. It sits between a games room and a gym with sauna - an atmospheric and well-equipped spot offering everything needed for relaxing at home in considerable style.

These are just some of the unexpected little luxuries dotted around the handsome former farmhouse, including a hot tub off the conservatory and spa bath in the en suite of the master bedroom.

Rashwood Farm is a Georgian property in Rashwood, Droitwich, standing in an elevated position near two barn conversions, It enjoys views across its own land and gardens to the Worcestershire countryside beyond.

It is an imposing building made of mellowbrick with symmetrical facade, broken pediment and deep panelled architraves over the front door.

It is still blessed with many original period features including quarry tiled ?oors, panelled doors, wide oak ?oor boards, detailed architraves and ceilings. The main reception hall has an oak treaded spindle staircase and acts as a hub for the ground ?oor accommodation.

Formal reception rooms include dual aspect drawing and dining rooms, both of which have moulded cornicing to the ceilings and feature ?replaces. There are views across the fountain and ha-ha to the ?elds beyond.

A well-proportioned sitting room has an impressive inglenook with multi-fuel burning stove and dovetail carved heavy beam over.

French doors lead to the large conservatory that has a ceramic tiled ?oor with Rashwood Farm emblem and a separate area that is currently home to a hot tub.

The kitchen is really something special with its high timber framed vaulted ceiling and brick archway through to the breakfast room. It is ?tted with a comprehensive range of classically styled painted timber faced cupboards with beech worksurface over complemented by a substantial granite topped island. On the upper ?oors there are seven/eight bedrooms.

There are four on the ?rst off the long light ?lled landing, all of excellent proportion with individually styled ?replaces and views across the gardens and grounds.

The family bathroom is part timber panelled with wide ?oorboards and a decorative tiled area under a claw footed standalone bath.

A secondary staircase from the rear lobby also accesses the one/two bedroom accommodation on the second ?oor with wonderful exposed beam ceilings and modern style bathroom with feature lighting.

There are two further second ?oor bedrooms, including a master suite featuring a dressing area and private bathroom with spa bath.

Outside the house there is a large gravelled area providing parking for a number of vehicles to the side of the property.

A gated entrance leads through to a gravelled driveway down to a detached garage, going past some charming rustic stables. A pair of ornate metal gates access the garden at the front of the house which is mainly laid to lawn and features a large working fountain and ha-ha to the ?eld beyond.

The garden continues to the side of the property with well manicured borders ?lled with mature shrubs and trees including horse chestnut and copper beech. Steps lead up to a paved terrace, by the conservatory, which features an attractive balustrade while a timber gate accesses a wildlife pool area which has a more informal, less landscaped feel.

The stables to the side are ideal for storage.

There is a garden store and recently built large garage with twin timber doors offering further versatility.

The rest of the land is laid to pasture set out in paddocks and ?elds of differing sizes.

In all the grounds cover more than 13 acres.

A small double glazed porch off an enclosed courtyard, with an illuminated well, gives external access to the cellars and games area.

Rashwood Farm is near the town of Droitwich Spa which is well served for shopping, leisure and education amenities, as is the city of Worcester.

The house is also conveniently located for both the M5 and M42 motorways, offering easy access to Birmingham and London.
