More details are available on that pending sale in the Parkway West commercial subdivision ("Real Deals" Oct. 29, 1990). Only two bureaucratic hurdles remain before the first lot sale closes at a reported price of $210,000 or $7 per SF.

The would-be buyer is Lelon Cross who plans on developing a 5,000-SF, six-bay auto service center. The 30,000-SF tract has frontage on Bowman Road just north of Chenal Parkway. The over-all project will roll in at $600,000.

The property carries a C-3 zoning; however, Cross still must go through site plan review with the planning commission on Nov. 8 and then obtain approval form the city board on Nov. 20.

Why does Cross need a conditional-use permit? The C-3 zoning isn't all-encompassing when it comes to commercial activity.

"Apparently, I can sell tires, but I can't put |em back on," chuckles Cross.

The new facility will represent a rebirth and expansion for Cross Tire & Auto Service. The company, which employs five, previously worked out of a 3,600-SF leased site on Shackleford Road for over nine years until it was bumped out by Parker Cadillac in August. The auto dealership needed room to grow from its adjacent operation.

Facilitating the deal on Bowman Road are F.G. Davis Realty in Sherwood, the buyer's agent, and Flake & Co., marketing agent for the seller - Parkway West Ltd.
