STREAM Capital Partners Sells Sugar Grove, Illinois Walgreens for Second Time in Less Than Two Years.

Chicago, IL, July 02, 2014 --( STREAM Capital Partners, a boutique net lease and sale leaseback advisory group, recently completed the sale of a single tenant triple net leased Walgreens property located in Sugar Grove, Illinois, a far western suburb of Chicago. The property is 100% occupied by Walgreens under a long term triple net lease with approximately 23 years of term remaining on the lease.

The sale represents the second time that STREAM sold the property in the past year-and-a-half. The group originally represented the developer in the sale of the property in October 2012.

Jordan Shtulman and Jonathan Wolfe of STREAM Capital Partners represented the seller in this transaction.

Jordan Shtulman, Principal of STREAM, commented about the sale that "the continued cap rate compression in the net lease market - particularly for high quality credit tenants under long term triple net leases - enabled the seller to achieve a profit and avoid short term capital gains taxes."
