Richborough enjoys a record-breaking year with PS40m transactions.

BIRMINGHAM.BASED strategic land firm, Richborough Estates is celebrating a record-breaking year, having completed in excess of PS40million of transactions.

The results mean that the company, which was launched in 2003, has achieved land sales equating to 830 new homes at over 40 sites across the UK in just 12 months.

As a land promotion agency, Richborough identifies sites for housing development, works with landowners to maximise the value of their land and obtains planning consents to deliver 'oven ready' sites for housebuilders.

The company has established a sterling track record and has gradually expanded from its Birmingham base to actively market sites across England and Wales, filling a niche in the housebuilding chain at a time when construction levels are failing to satisfy the UK's forecasted need for new homes.

Karl Parkinson-Witte, director at Richborough Estates, said: "With a record turnover and a record number of dwellings granted planning consent, 2015 has been our best ever year. We have endured the rollercoaster of the UK housing market over the last decade and are now trusted suppliers to some of the biggest and best housebuilding names in the business across the UK.

"Our growth means that with our forecast pipeline of projects we're on track to dispose of land with planning consents for over 1,000 residential units in 2016.

Furthermore we are steadily expanding and for the first time, in 2016, we will be bringing sites to the market in the south east and south west."

With the demand for new homes at an unprecedented level, land promotion is becoming increasingly popular both with landowners and housebuilding companies looking for ready development plots to satisfy demand.

Recent research from Cambridge University, shows that housing requirements are on average around 240,000 - 245,000 per year in England, up to 10,000 more homes per year than the 235,000 figure regularly quoted by politicians. Furthermore, house-building levels are slowing - rising at their slowest level since the 1920s, at around 100,000 per year.

Karl explained: "Planning is often a contentious and complex process, especially on greenfield sites and there has been much debate about how to speed up the process. Government incentives and recent proposals to reform the housing and planning bill will certainly help, but our approach of maximising land assets is proven to help ensure a speedy supply of land to the market. Our team of experienced specialists work closely with local people as it is in everyone's interest that the community works together on new projects."

Richborough Estates has come a long way since launching with just three employees and a handful of sites in 2003. Steady growth has led to some 40 active projects and a team of 10 full time professionals with diverse backgrounds in the planning, surveying and building sectors.
