Period property could be a gem after a little DIY; ALDERMINSTER - PS375,000 This auction offering could be a lovely home for a buyer ready to put in some work, says Alison Jones.

What Tithe Farmhouse in Alderminster, Warwickshire, lacks in decorative finesse it makes up for in character and historic presence.

The Grade II listed property is coming up for auction on May 15, and should attract plenty of interest from bidders looking for a restoration project to tackle. Tithe Farmhouse is located in a small cul-de-sac on the southern outskirts of Alderminster. The village, which lies five miles south of Stratford-upon-Avon, includes a fine church and The Bell Inn, and is surrounded by delightful open countryside with views towards the Cotswold Hills. It is set among a small group of period buildings and barn conversions. The farmhouse is believed to date from the 17th Century with some 18th Century additions. There are a variety of period features including a wash house, with impressive inglenook and original coppers.

Set back from the cul-de-sac behind a lawned foregarden, Tithe Farmhouse is approached over stone paths to the front door opening to the dining hall, with cast iron and tiled fireplace.

The rear hall has a flagstone floor, door to the back porch and garden and access to the sitting room which with a front bay window and tiled fireplace.

The kitchen breakfast room has a quarry tiled floor and superb inglenook fireplace, solid fuel range and adjacent shelved pantry, and fitted kitchen units. There is a ground floor bathroom, cellar and scullery, with original fitted cupboards and terracotta tiled cold shelf.

In the wash house (below left) there is an exposed roof, door to the rear garden, stone floor, door leading to the dairy (below right), with barrel ceiling and raised terracotta tiled cold shelves.

On the first floor, the landing gives access to four bedrooms, two with built in cupboards, plus bathroom.

Outside, there is a right of access over a gravelled side drive to a pedestrian gate and the back garden. This is fenced and enclosed by a wall and is laid to lawn with mature trees and bushes and to one side there is an attached brick and tiled barn. At the foot of the garden there are two brick and tiled store rooms.

"It is a chance to restore the property to a lovely family home," said CPBIGWOOD residential agency manager Andrew Reed . "It is in a rural setting and has lots of appeal but does need some refurbishment." Also up for auction are two freehold building plots in the back garden of 7 St Gregorys Road, Stratford-upon-Avon, a substantial Edwardian property converted into flats and apartments some years ago.

Each has planning permission for the erection of a single storey detached dwelling. They are being sold as one lot with a guide price of PS120,000. The plots occupy a quiet secluded position, one adjoining the rear boundary of the site and one adjoining the side boundary.

Tithe Farmhouse goes up for auction through with a guide price in excess of PS375,000. The sale will take place at the Falcon Hotel, Chapel Street, Stratfordupon-Avon, on Thursday, May 15, with a 6.30pm start.
