Office solutions at start-up show.

BUSINESS space provider Imex Spaces is using this weekend's Business Startup Exhibition in London to launch a serviced office concept with a difference.

Called Germinate, it combines standard serviced office agreements, such as reception services, inclusive business rates and furnishings, with those of virtual office space solutions in a complete monthly package.

Imex Spaces believes Germ-- inate could offer start-up savings of 75% on the cost of taking traditional office space.

Serviced division managing director, Tomas Gronager, said: ``Selecting the right workspace has to be an integral part of any start-up's business strategy.

``We have therefore created a package tailored to their requirements, which are clearly different to those of more well-established companies.

``Germinate is an exciting concept that helps new businesses create a professional image from the outset in more than one UK location, but with minimal financial outlay.

``It is highly flexible, too, allowing customers to expand - or contract - without heavy penalties.''

Imex Spaces is the UK's largest provider of serviced business space for small to medium enterprises. The company has a stand at the Business Startup Exhibition, Excel, London.

Performance Shopping Centre Limited Partnership, a joint venture between Legal & General and Aberdeen Property Investors has let 25 Milton Pavement in The Grange shopping centre, Birkenhead.

It is let to retailer Sportswift Ltd, which trades under the name Card Factory.

The lease will be for a term of 15 years and this will be on full repairing and insuring terms.

There will be five-yearly upward-only rent reviews.

The commencing rent is pounds 35,000 per annum inclusive.

Following the recent acquisition of the centre by the Partnership, this is expected to be the first of a number of lettings as the scheme continues to grow in strength.
