The increased number of hotels and the availability of rooms were driven by the hotel investment rush that occurred from 2012. In accordance with the growing number of foreign visitors to South Korea, the government and the Seoul metropolitan government eased several construction regulations on the building of new hotels. This regulatory incentive was coupled with a new trend in real estate investment for mid-tier business hotels, resulting in an unprecedented rush of building permits for new hotel constructions. Consequently, new hotel construction is concentrated in the metropolitan city of Seoul, which serves as the gateway to foreign visitors. According to the building schedule for new hotels, the peak period for hotel supply in Seoul city is from 2013 to 2016.
