New Prognosis

As you know, the Quorum Court narrowed its proposals to seven for the location of a new public county health clinic last week. We hear the leader among them is a new construction that would be built at Pine and Cedar Streets just south of I-630, near the Snider Building.

AMR is the architect for the build-to-suit proposal, and we're told Crane Construction would do the work. The proposal calls for a three-story, 40,500-SF building that could either be sold to the county or owned by Snider and leased.

Ramsay Ball of AMR Real Estate Inc., who put the proposal together, says it calls for a $321,975/year gross rental, or $7.95/SF. The county's own analysis weighs the proposal in at $490,000, the lowest of the seven remaining, and that's for a brand new, full-service facility.

The Freeway Medical building proposal, which has of course been rejected, was for $512,000/year and that was unfinished.

"We'll be finishing out down to the mop sinks," says Ball.

An announcement on the winning proposal is expected in a couple of weeks.
