More top-end property buyers asking for sport and leisure facilities.
ESTATE agents are seeing a growing demand for top-end properties which have sporting and leisure facilities such as swimming pools, gyms, tennis courts, home cinemas and wine cellars, a study has found.
One in six (17%) highend estate agents surveyed for Direct Line's Select Premier Insurance said that in the last 12 months they had seen an upturn in demand from buyers for properties with sporting and leisure facilities.
Swimming pools were the most popular choice among buyers looking for luxury leisure facilities, with tennis courts and home gyms being the next most soughtafter features. Home spas came next on the list, followed by extra land and home cinemas.
Tennis courts top end buyers When asked to put a price on how much value that extra facilities added to a property, estate agents felt that swimming pools could add up to 15% to a sale price - which is about the same as the estimated value added from a designer kitchen.
Dedicated home gyms and games rooms can add around 5% to the value of a home, it was estimated.
The survey found that 17% of estate agents did not feel that these sporting and leisure facilities did add extra value to a home, although they did feel they would make a home easier to sell.
Land was reported to be a key selling point, as buyers often preferred to have the space to build their own chosen facilities.
One estate agent surveyed estimated that a good view from a luxury property can double its value, if it is also welllocated.
Nick Brabham, head of Select Premier Insurance, said: "As staying in continues to be the new going out, we are seeing more home owners embrace their favourite pastimes in the comfort of their own prop-erties."
