Massey Knakal Realty Services announced the following exclusive sales assignments:

* A one-of-a-kind townhouse at 119 East 38th Street in Murray Hill with an asking price of $8,600,000. The six-level, 8,000 s/f building is composed of a 4,000 s/f commercial duplex on the ground and parlor floors with a separate renovated four-bedroom residence with an elevator. The ground floor office space has a small garden in the rear. The rear of the kitchen has floor-to-ceiling windows lead ing way to a landscaped terrace. The fourth level consists of an enclosed half-court basketball setup with front and rear garden terraces. John F. Ciraulo and Michael Azarian are handling the assignment.
