Manager and agent named at 425,000 sf Overlook.

Bridgewood Properties, of Paramus, New Jersey, has been appointed to manage and market a 425,000-square-foot office building in Little Falls, New Jersey, announced Geoffrey Schubert, president. The four-year old building, Overlook at Great Notch, is currently 36 percent leased and has been operating under the protection of the United States Bankruptcy Court since 1988. Thomas P. O'Neill, the court-appointed Trustee for Overlook at Great Notch, awarded the contract to Bridgewood effective Jan. 1, 1992.

"Our biggest challenge in marketing Overlook at Great Notch is to alter the perception among brokers and potential tenants that Overlook is operating under stress," Schubert commented. "In fact, this is a first-class building that is absolutely viable and offers one of the best office environments in the market-place."

"The size of the floor plates provide very flexible options, and the availability of some 120,000 square feet of contiguous space is rare in the marketplace," he said.

Labeled a "smart building," Overlook at Great Notch features full computerized systems for monitoring HVAC, safety, access, security and power systems. The building has 14 elevators, covered deck parking, a staffed concierge station, a luxurious lobby with marble and brass finishes and landscaped gardens and waterfalls. Upper floors offer panoramic views of Manhattan and exterior terraces.

The building is located on Route 46 with direct access, 1.5 miles west of the Garden State Parkway, and 20 minutes from the Lincoln Tunnel. It is only 7 miles from the Meadowlands and 15 miles from Newark International Airport and downtown Manhattan. The building amenities include a cafe, travel agent, bank, dry cleaning service and a barber/hair salon. In addition, a gourmet restaurant is proposed to open in the first half of 1992.

Major tenants include Metropolitan Life Insurance Company, Hoffman LaRoche, Inc., Union Carbide, Nynex Mobile Communications and Universal Technologies, Inc.
