Madison Square Building signs 101,000 sf in '93.

At the Madison Square Building, 15 East 26th Street, Charles McIntyre, senior vice pres;dent of Schroder Real Estate Associates, asset managers for the property, announced die conclusion of transactions involving over 101,000 square feet of office space in the first half of 1993 - after completing leases for over 85,000 square feet in 1992.

The building is located at the northern side of Madison Square Park.

Two of the building's major, longterm office tenants have renewed their commitments to The Madison Square Building: Structure Tone, a leading national interior construction company, which occupies three full floors; and Chermayeff & Geismar, the award-winning graphics design firm, whose highly-styled 17,670-square-foot floor reflects the firm's aesthetics. Another renewal was signed for the Memorial Foundation for Jewish Culture, which was represented by the Galbreath Company.

New tenants include Goodkind & O'Dea, a civil engineering firm, which will occupy a full floor (17,670 square feet) in a transaction in which they were represented by Joseph Hilton and Associates, who also represented The Maloney Group, an advertising agency. The Hunger Project, a not-for-profit organization, will move into 7,700 square feet.

Cushman & Wakefield's Strategic Agency Services Group serves as managing and leasing agent for the 330,000-square-foot building, and represented ownership in all transactions. Schroder Real Estate Associates, asset manager and investment advisor to the limited partnership of corporate pension funds that acquired the property in 1990, planned and executed a major redevelopment program for its office tower and showroom facilities. All building systems, elevators, entrance, lobby, and public spaces were modernized and designed for access by the handicapped. Facade restoration included creating a new entrance and restoring architectural details and gargoyles and then highlighting them with exterior lighting, further enhancing Madison Square Park, encircled by the landmark Flatiron Building, Appellate Division Courthouse and Metropolitan Life Tower; as well as New York Life Insurance Tower, the Merchandise Mart, and the Toy Building.
