Little guys bidding big.

Richard Van Houten Jr., President of the Van Houten Group LLC, reports that the firm has been awarded the exclusive listing to sell two compact flex buildings, one in NJ and the other in NY.

"With the sustained low interest rates, and the very limited supply of properties available in this size range, we have already experience incredible interest," notes Van Houten. "Small and mid sized companies are driving the prices to new highs as a function of supply and demand."

At 50 Second Avenue in Nanuet, New York, VHG is marketing the 11,200 s/f flex building situated on 4.2 acres.

The location has great regional access, located two blocks from the intersection of Routes 59, Interstate Route 87 and Interstate Route 287, (the Garden State Parkway extension). The 18' high clear span ceiling is accessed by five oversized, overhead doors. The exceptionally large lot can accommodate a company with excessive parking requirements. The asking price is $1,300.000.

At 10 Craig Road in Montvale, New Jersey VHG is marketing the 9,552 s/f flex building situated in the heart of Corporate Headquarters country on 1.4 acres. It is a 100' x 100', 12' clear concrete block building that can be converted to a number of upgraded uses including office, research, medical and banking.

The location adjacent to exit 172 of the Garden State Parkway provides convenient access in a neighborhood that includes the headquarters of Mercedes Benz, BMW, Sony and Hertz. The asking price is $1,500,000.
