Levin begins renovation at Spruce Office Center in NJ.
The building is part of a mixed-use development which includes the Capitol Plaza Shopping Center. Levin Management Corporation is handling the project as managing agent and construction manager for the building, which is owned by Levin Properties. Stephen M. Segal, Inc. of Lawrenceville, NJ, serves as exclusive leasing agent.
Slated for completion this summer, the renovation includes a new facade, a two-story arched entryway and brick accents, and new perimeter windows throughout the space. Inside, Levin Management is creating a totally new lobby, with first-class finishes and new elevators. The firm is replacing and upgrading the HVAC and electrical systems as well, to meet today's requirements.
Exterior improvements include new landscaping and signage, the creation of a recreational area with walking paths and picnic tables, and the resurfacing and striping of the parking lot.
"1001 Spruce Office Center offers one of the largest available blocks of contiguous office space in the tight Mercer County market," noted Segal. "The high demand for quality space and the property's outstanding location make it one of the region's most attractive opportunities, especially in light of its highly competitive rental rates.'
The firm is offering below-market rentals for leases signed during the construction phase.
Located at the junction of Lawrenceville and Ewing, 1001 Spruce Office Center provides ready access to U.S. Routes 1 and 206, 1-95 and 1-295. A New Jersey Transit Route 603 bus line services the development.
"The renovation will further position the property as an exceptional place to do business in the desirable Mercer County market," added William Farber, Levin Management Corporation's COO. "We will divide and finish the space to suit tenant needs exactly."
