Leasing campaign to kick off at new Lipstick Building offices.

Targeting mid-October for the completion of a unique pre-built program at the Lipstick Building, Herald Square Properties (HSP), co-asset manager with IRSA International for the Class-A office property at 885 Third Avenue, gears up for the marketing of the four units, ranging in size from 3,300- to 4,600 s/f.

The Gensler-designed offices each have distinct floor plans that highlight the curved shape of the building with glass interior walls. full-height doors and stone floors.

Other features include en-suite kitchenettes with SubZero[R] appliances, recessed lighting and new ADA compliant bathrooms.

The common corridors for the pre-builts, which are situated on the 26th floor, also have recessed lighting and updated signage.

"It is an exciting program that has generated a great deal of interest," said Gerard Nocera, an HSP principal. "We are already seeing a lot of activity and once the units come online, we anticipate they will lease quickly."

To market the prebuilt space, HSP has brought in a leasing team from Newmark, Knight, Frank, headed by Mark Weiss. Scott Klau. William Cohen and Erik Harris.

The 34-story, circa 1986 office tower is approximately 92 percent leased, with a tenant roster that includes international law firm, Latham & Watkins.

Other programs underway at the building comprise updates to the lobby and plaza area, including a lobby-level art gallery with revolving exhibitions.
