Law firm signs major lease.

The Durst Organization, a Manhattan-based owner/builder, announced it has signed a 20-year lease for 117,000 square-feet of space in the company's headquarters building at 113 3 Avenue of the Americas.

The law firm of Patterson, Belknap, Webb & Tyler signed a lease for six full floors of 1133 Avenue of the Americas, and will begin occupancy in the second half of 1994. The full-service, 70 year-old law firm is currently located in 30 Rockefeller Plaza and will house its complete offices of more than 100 lawyers in the Durst building.

1133 Avenue of the Americas is approaching an almost complete remover of tenants. More than 90 percent of current tenants are schedules to vacate the building in May of 1994. However, the Durst Organization has already leased 60 percent of the building.

The Durst Organization is completely remodeling the building, which was originally constructed in 1968. The renovation will include a new HVAC system, new elevators, and a new lobby among other improvements.
