Large users target of new CPC Baker Harris system.

CPC Baker Harris has developed a system they say enables large space uses with a multitude of owned and leased sites to easily and effectively manage, control costs and improve the performance of their real estate portfolios.

Called "SPPS" (Strategic Portfolio Performance Service) by its creator, a world-wide real estate consulting firms and exclusive tenant rep for major office users throughout the United States and Europe, the tool has already: *Helped the State of Colorado to manage 11 million square feet of real estate; organize facilities; developed policy and procedures; relieve costs by 20 percent, but with improved facility and, achieved operational savings by consolidating scattered groups into single buildings *Enable Wang U.K. to identify opportunities and actions to save as much as 30 percent on their lease costs while improving operational performance of these facilities. *And is now being readied, as part of an expanded in-house service capability, to assist with more than $6 billion worth of U.S. real estate facilities leased or controlled by CPC Baker Harris clients.

The program combines the expertise of CPC Baker Harris' in-house professional staff with Real Estate Assets Planning Software (REAPS), a new and sophisticated proprietary software program that allows clients to strategically manage and plan their real estate costs and performance just like any other valuable corporate asset.

Some of the applications offered by the system include: *Comparing your real estate assets' performance against the marketplace *Identifying which real estate assets are functioning well at a reasonable cost and which are not *Analyzing alternative occupancy strategies and buy/sell/lease decisions *Utilizing enhanced modelling techniques to determine how to best utilize assets on either a global or asset-by-asset basis *Determining how to manage your assets differently, and when to eliminate or replace under-performing assets

SPPS is being made available to new clients on either a retainer or future commission basis.
