Land use review intakes for Dec. 17, 2018.

Early assistance is sought for development of an industrial manufacturing facility on the northwest corner of North Columbia Boulevard and Tyndall Avenue. The applicant is Evan Eykelbosch of Froelich Engineers, and the owner is DSM Holdings LLC of Washougal, Washington.

Early assistance is pending for the renovation of seating and amenities at Joe Etzel Field, a baseball field at the University of Portland campus at 5000 N. Willamette Blvd. Plans include renovation of the plaza between the baseball field and the Chiles Center. The applicant is Bethany Gelbrich of SRG Partnership, and the owner is the University of Portland.

Early assistance is pending for the complete renovation of a 94-year-old automotive building at 1015 S.W. Woodward St., including on- and off-site work. The applicant is Jason Wesolowski of Scott | Edwards Architecture and the owner is Bruce Schneider.

A Type II adjustment procedure is sought for a voluntary seismic upgrade and replacement storefront system on a 111-year-old retail building at 5000-5018 S.E. Hawthorne Blvd. One entrance will be relocated from the building's Southeast 50th Avenue frontage to the Southeast Hawthorne Boulevard side. The applicant is Anne Niedergang of Anne Niedergang Architect, and the owner is 5000 Hawthorne LLC, which is registered to Paul Niedergang.

A Type II adjustment procedure is sought for the addition of a new building and facilities to expand an existing river-dependent use of a warehouse building at 13333 N. Rivergate Blvd. The adjustment requested is to allow a reduction of the minimum required parking ratio. The applicant is Derril Richards of Georgia Pacific, and the owner is Port of Portland (Leased Georgia-Pacific Consumers Product Northwest LLC).

A Type II adjustment procedure is sought for the remodel of approximately 3,500 square feet of an existing extrusion plant at 2210 N.E. Riverside Way. The adjustment sought is to exterior storage screening standards. The applicant is Jennifer Kimura of VLMK Engineering + Design, and the owner is Sapa Profiles Inc. of Moon Township, Pennsylvania.

A Type II conditional use procedure is sought for the addition of two classrooms to Maplewood Elementary School at 7452 S.W. 52nd Ave. The applicant is Nicholas Sukkau of owner Portland Public Schools.

A Type III conditional use procedure is pending for a request to light an athletic field at Central Catholic High School at 2401 S.E. Stark St. The applicant is Colin McGinty of owner Central Catholic High School.

A Type II design review is pending for the expansion and enclosure of an existing pavilion structure, including installation of doors and glazing assemblies, at a French immersion school at 5816 S.W. Hood Ave. The applicants are Aram Irwin and Daniel Keller of Aram Irwin Historic Home Design, and the owner is 5816 Property LLC.

A Type II design review is sought for the addition of rooftop mechanical screening and penthouse, removal of a louver and infill with windows on a building at the Adidas campus at 5060 N. Greeley Ave. The applicant is Anne Karel of Interior Architects, and the owner is Adidas Village Corporation.

A Type II design review with modifications is pending for a new six-story, 71,128-square-foot mixed-use development at 5020 N. Interstate Ave. The 64-unit building would contain 40 affordable apartments for residents at a variety of income levels and 24 market-rate units. Apartments would include one-, two- and three-bedroom layouts. Modifications are sought to faade articulation, bicycle parking standards, ground-floor windows and ground-floor active use. The project is on a 100-day review timeline. The applicant is Martin Segura of Carleton Hart Architecture, and the owner is the city of Portland.

A Type III historic resource review is sought for improvements to the One Pacific Square office building at 220 N.W. Second Ave., including ground-floor interior renovation and exterior waterproofing work. The proposed scope includes renovation of the lobby and ground-floor commercial spaces, removal and replacement of existing site work to perform waterproofing maintenance for below-grade parking areas, replacement of all existing tinted storefront glass on the ground floor with clear glass, and new metal paneling on the gutters on the east and west facades. The applicant is Gauri Rajbaidya of SERA Architects, and the owner is REEP 220 NW Owner I LLC of Hicksville, New York.
