Kesseler leads charge to lease repositioned Emmet Building.

Howard Kesseler, senior managing director of Newmark Knight Frank, has been selected as exclusive leasing agent for 95 Madison Avenue (also known as the Emmet Building) by the building's management firm, locally based Sklar Equities, Inc., which occupies space in the building.

"I am very excited about going to market with this property," said Kesseler, who has earned Newmark Knight Frank's "Broker of the Year" designation for the last two consecutive years.

Located on the southeast corner of Madison Avenue and 29th Street, 95 Madison Avenue is a Neo-Renaissance terra cotta-clad office building. Built in 1913, the 16-story property comprises approximately 160,000 s/f..

Featuring amenities that include an attended lobby, 95 Madison Avenue is currently undergoing a modernization of its elevator machinery and cabs, according to Kesseler, who noted, "This is part of our plan to reposition the building as a premier location for professional-type tenants such as advertising and publishing looking for boutique space in a tight Midtown South market, where vacancy is currently only about five percent."
