Radford Farm's superb equine facilities are going to be a big draw for horse lovers, while the outdoor swimming pool is an added bonus for anyone wanting a posthack dip.

The farm is in a rural setting in Radford Road and lies between the twin communities of Alvechurch and Rowney Green. The larger community of Alvechurch has a lot to offer in terms of facilities such as schools, shops, restaurants, railway station and a marina, but village life in Rowney Green is certainly very active with barn dances, pilates classes, horticultural appreciation and amdram all taking place in the village hall.

The farm house is understood to have been rebuilt some 20 years or so ago and is extremely well proportioned with its living space spread out across three ?oors.

On the ground .oor there is a welcoming entrance hallway complete with large inglenook .replace and cloakroom, comfortable sitting room with space for dining, games room and a study. The cosy kitchen/ family room is adjacent to the conservatory (which overlooks the pool complex), and is supplemented by a walk-in pantry and laundry.

The .rst .oor accommodation comprises a master bedroom (with en suite and dressing room), guest bedroom (once again with en suite and dressing room), a generous double third bedroom and house bathroom.

On the second ?oor there are four more rooms which would lend themselves for use by teenagers wanting their own space, or as a guest suite.

Immediately adjacent to the house is the pool complex complete with ?ltration plant, decking and an area suitable for dining al fresco.

There are a number of walkways and paths extending round the main house while one elevation overlooks the twin terraced formal lawns. There is also off-road parking adjoining the farm.

Overall, the site extends to eight acres or so (not measured) with the bulk of it taken up by paddocks, mnage and an eight stall stable block and tack rooms together with an extensive range of outbuildings including workshops, barns and storage facilities.

A further four acres may be available by separate negotiation.
