Google expands at 1440 Broadway.

Google Inc. continued its expansion plans with its commitment to an additional 23,136 square feet of office space at 1440 Broadway.

Currently the world's No. 1, web-based search engine, Google subleased the office space previously occupied by Primedia, Inc. The CB Richard Ellis team of Kathryn Beach, Michael Geoghegan and Michael R. Laginestra arranged the long-term sublease on behalf of Primedia, while Robert Tunis of GVA Williams and Warren Wixen of Bailes & Associates, Inc. represented Google in the negotiations.

Google, which previously leased 23,136 square feet of space in the property, will now occupy a total of 46,272 square feet, on the 20th and 21st floors, for its New York City headquarters offices. The office space was completely built-out with the most advanced voice-data, technology and HVAC systems as well as high-end, designer furniture.

"The offices, which were originally designed for a creative and technologically-advanced company, fit the bill perfectly and provided Google with the ideal expansion space to house its growing business." said Ms. Beach.

Owned by Max Capital Management Corp., one of the industry's premier independent commercial real estate ownership and investment companies, 1440 Broadway is an 800,452-square-foot, 25-story office tower situated at the gateway to Times Square on 40th Street.

After a comprehensive renovation and capital improvement program, the property has become home to many first-class office tenants.
