Go-ahead given for 47-acre business development.

Sheldon Gross Realty, Inc. recently announced that it has received the New Jersey Department of Environmental Protection permits to develop a 47-acre land site on Highway 34 North in Wall, N.J.

Named Wall Business Center II, this new site is zoned for office/ research use, offers frontage on Route 34 and will include 300,000 to 500,000 s/f in several three-story office and single-story flex buildings.

"This is an exciting time in the history of Monmouth county and we are pleased to be embarking on this new office and research park in Wall township," stated Sheldon A. Gross, president and CEO of Sheldon Gross Realty.

"We look forward to bringing this quality development to central New Jersey, as well as the creating new jobs and rateables for the region. Since there is tremendous pent up demand for quality new space in the region, we anticipate very strong tenant interest for Wall Business Center II."

Located just minutes away from Exits 98 and 100 off the Garden State Parkway, Wall Business Center II is situated in one of the most picturesque and desirable counties in the state, one quarter of a mile north of Monmouth Executive Airport. The site is also easily accessible from Routes 9, 18, 33, 34, 35 and 36, as well as Interstate 1-95 and the New Jersey Turnpike.

In addition, Wall Business Center II is just one hour away from both Philadelphia and New York City and 45 minutes away from Newark Liberty International Airport.

Monmouth county is home to a highly skilled labor pool. In addition, there are several institutions of higher learning and the Monmouth county area is well known for its excellent quality of life, affordable housing and highway infrastructure.
