Fuel efficiency tips for managers.

With an effective energy management system, building owners and managers can reduce environmental pollution and save money while decreasing overall energy consumption.

Buildings that continually register excessive heating costs are not taking advantage of several fuel reduction devices on the market as well as not heeding environmental warnings about waste. Building for building, this can add up to a considerable decrease in our country's energy supply while increasing dependency on foreign oil.

Leading energy authorities contend that fuel consumption is one of the few costs building management can control and reduce and yet, it's one of management's largest expenditures. What can you do to reverse this trend? Replenish any insulation, establish a maintenance program for your heating equipment, and most important, monitor your building's fuel consumption.

The easiest way to achieve energy savings is to install computerized energy management systems that generate accurate apartment temperature readings and information on heating systems function. This may seem like an easy request, but there are many fuel monitors out there that waste a considerable amount of fuel simply by having inaccurate temperature readings. The more accurate the temperature reading, the less fuel you burn, and the more money you save. To date, there are two types of fuel monitors: those that regulate a heating system based on the inside temperature of an apartment and those that regulate it based on the outside temperature.

Oddly enough an outdoor temperature monitor is by far the most widely used method; however, it may activate a boiler even when the indoor temperature calls for lowered heat. Just looking at all the open windows you see in an apartment building during the winter time lends some credibility to this.

Other fuel monitors that regulate a heating system according to the inside temperature of an apartment are usually more accurate. For obvious reasons, sensors that activate a heating system based on the actual indoor temperature of an apartment are usually more accurate. These machines, although more accurate, are a little more expensive. But the fuel saved in one or two heating seasons makes up for this.

Not all indoor temperature control systems are created equal. A quality system monitors fuel usage and indoor temperature, generates standards of performance, identifies peak demand times, shows which areas are weak and at what time, tells how much fuel is used and how long boiler operating time was, shows stack temperature, and maintains a log. In addition, it should generate warning messages, be easy to understand, and run automatically. A top-of-the-line energy management system, in combination with an informed owner, manager, or superintendent, helps put some control of skyrocketing fuel costs back into your pocket.
