Four leases announced at Three Park Avenue.

Three Park Avenue, the 41 story office tower, has signed leases covering more than 44,000 square feet, reports Charles Steven Cohen, president/CEO of Cohen Brothers Realty Corporation, the buildings managing agent.

The leases are:

* Hoechst Celanese Corporation has committed to long-term lease covering approximately 17,000 square feet. Celanese will be relocating from its former headquarters building at 1211 Avenue of the Americas to Three Park Avenue in September of this year.

The aggregate rental for this long term lease commitment exceeds $8 million dollars. Mitchell Steir, senior managing director, Ira Schuman, senior managing director and John Mambrino of Julien J. Studley, Inc. represented Celanese.

* Federal Deposit Insurance Corporation (FDIC) has signed a lease for 8,000 square feet on the 29th floor for FDIC's legal staff. FDIC was represented by Jesse Rubens, senior vice president of Newmark Real Estate Services.

* Hallmark Cards will open a new store at the building in the 8,500-square-foot space formerly occupied by Barclays Bank. Rob Nager of Abrams, Benischc, Riker represented the tenant in the transaction.

* Manpower Demonstration Research Corporation (MDRC) has expanded its presence at Three Park Avenue leasing in excess of 11,000 square feet on the 31st floor. Manpower currently occupies the entire 32nd floor of the building. Manpower was represented by Summer Baum, senior vice president and Glenn Dawson of Collins Tuttle.

Barry Gosin, president of Newmark Real Estate Services is the building's exclusive leasing agent.
