Foreign buyers to transform 3 Oxford homes into duplex.

In what is among the largest and most innovative Manhattan residential sales in recent history, a mother/-daughter team has purchased three brand new luxury apartments for $3.875 million at The Oxford on Seventy Second, the Upper East Side condominium at 422 East 72nd Street owned by Jack Resnick & Sons, Inc. The foreign buyers, who have requested anonymity, are now spending an additional $2 million to combine the exclusive residences into one sprawling, 6,000-square-foot duplex.

"While several Oxford residents have acquired more than one home within the building, and then combined them for even larger homes, this is easily the most elaborate transaction we have witnessed," said Burton P. Resnick, president of Jack Resnick & Sons, Inc. "We are delighted that The Oxford's exceptional views, amenities, location, and flexible design satisfied their unique requests, enabling them to create the home of their dreams."

The buyers purchased homes 41-A and 41-B, two three-bedroom units comprising the building's entire 41st floor, as well as apartment 40-B, a three-bedroom unit comprising half the floor directly below, according to Adrienne Albert, president of on-site sales agent The Marketing Directors, who negotiated the sale.

The luxury homes were all completely new, and featured such lavish appointments as dramatic floor-to-ceiling windows, mahogany floors, marble bathrooms, and enormous setback terraces. Moreover, the homes were "Tower Residences," the building's upper floor residences boasting expansive, one-of-a-kind layouts.

Construction is currently underway to unite the homes. Under the direction of architects Emory Roth & Sons, which also designed The Oxford, a demolition crew has already channeled through the floors to create a nascent duplex.

Among other interesting features:

* The elaborate, cast-iron connecting staircase alone will cost $200,000.

* The 10-foot ceilings are being transformed into vaulted ceilings.

* The budget for wainscot work and other special trimmings alone: more than $1 million.

The Oxford on Seventy Second is currently 80 percent sold. The 204-unit luxury condominium offers spacious studio, one-, two-, three- and four-bedroom homes, and an array of amenities including 24-hour doorman and concierge service, a year-round Fitness Centre and on-site parking garage.
