Flood checks 'a vital step'.

THE growing threat of flooding around England and Wales is a reminder of the increasing insurance risk the UK faces, according to property search firm SearchFlow. Richard Hinton, business development director, said: "Our research shows pounds 214 billion worth of property is at risk from flood in this country.

But the Government's agreement with the Association of British insurers (ABI), which ensures universal flood cover, is set to expire in June next year."

He continued: "Years of under investment in flood defences means insurers cannot guarantee the open market can maintain universal flood cover. Anyone who is buying should make certain their conveyancer undertakes the necessary flood checks."
