Flats plan for derelict part of hotel.

Byline: KAIYA MARJORIBANKS

A former hotel function room in Bridge of Allan could be turned into flats.

Planning and listed building applications have been submitted by Cairnleisure and Alastair Heron to convert a derelict store at Vecchia Bologna, Mine Road, into three flats.

The site is the former function room and manager's apartment to the Allanwater Hotel and is said to have been most recently used as a store, having been in a derelict condition for 20 years.

Supporting information submitted by the applicant states: "The design is for two, two bedroom maisonettes and a one-bedroom apartment. These new dwellings are to be built solely within the extents of the existing building, with four openings for windows in the front elevation and the removal of the cill of the bay window to the north elevation to create double doors.

"The maisonettes shall comprise of two bedrooms on the lower floor, one with a window to the garden and the other with a window into a light well. On the first floor both maisonettes shall have a living kitchen dining space with a skylight over. Historically the building has four roof lantern style skylights, which fell into the building many years ago. The maisonettes shall have a modern feel with floor to ceiling glazing into the light wells as well as ceiling heights of 2.4 metres.

"The one-bedroom apartment shall be more traditional with high ceilings and cornicing."

Vehicle access would be through the existing driveway entrance and five extra parking spaces would be provided. The existing 25 spaces for the restaurant would not be obstructed.

The applicant added: "The building is currently in a poor state of repair. The works will ensure the long term maintenance of the property.

"The entire property has been held in the same ownership for the last 30 years and over this time the owners have examined many avenues as to how to develop this space. It is our current view that without the addition of these four new timber windows with sandstone surrounds to match the existing other windows, along with the new patio doors to the bay window, any development of this property will be unfeasible and shall leave the building to fall into further disrepair."
