FINAL ZONING APPROVED FOR NEW HERITAGE USA'S MASTER PLANNED COMMUNITY

 FORT MILL, S.C., Dec. 15 /PRNewswire/ -- The York County Council gave final zoning approval yesterday for a comprehensive development concept at New Heritage USA.
 The master planned community envisioned by New Heritage could add two golf courses, a shopping center and about 2,500 homesites and condominiums to the 2,200-acre resort community and theme park south of Charlotte.
 Steve Mudge, general manager of New Heritage's Real Estate Division, said plans for the initial stages of the development may be finalized over the next several months. Construction on the first golf course could begin in late spring or early summer of 1993, with completion in 1994.
 Included in the conceptual plans for the master planned community are:
 -- a championship 18-hole golf course over 175 acres, and a second, less difficult 18-hole course. The existing pyramid-shaped administration building could be turned into a clubhouse for one of the courses.
 -- a 50-acre "Village Center" shopping center with retail and office space, a bank and a possible hotel.
 -- between 2,500 and 3,000 single family homes, condominiums, and duplexes.
 -- a four-lane, limited-access parkway that will eventually run through the property to route traffic from U.S. 21 to Dorman Road near U.S. 521 south of Charlotte.
 -- three commercial sites along U.S. 21.
 -- a shopping center at Flint Hill Road and U.S. 21.
 -- sites for a health clinic, drug store, and residential care facility in the vicinity of the existing main entrance.
 -- completion of Mulberry Towers, a condominium high-rise near the current entrance.
 -- creation of a new main entrance on U.S. 21, closer to the I-77 Carowinds exit.
 The plans could add an estimated 10,000 taxpayers to York County's property rolls.
 Bullock, Smith & Partners of Knoxville and Nashville, Tenn. has been the architectural and planning firm involved with New Heritage. It specializes in design and planning of resort, mass entertainment and mixed use projects.
 Williams Engineering of Rock Hill, S.C. has provided engineering design services and surveying for New Heritage.
 "The actual development team including market research, land planning, golf course design and engineering will be selected after the first of the year," Mudge said.
 Currently, New Heritage features a 491-room first class hotel; a separate 98-room, two-story inn; 396 campsites; and a variety of recreational, meeting, and ministry facilities. On-site convention facilities have a capacity of up to 6,000 people.
 In addition, there are 397 single family homes, 45 rental units, and 49 timeshare units.
 New Heritage USA is owned by New Heritage Carolina Corporation, a division of MUI, which is a publicly traded Malaysian company. Founded in 1960, it employs about 10,000 people worldwide..
 For the fiscal year ending December 31, 1991, MUI had consolidated gross revenue of U.S. $209 million and consolidated total assets of U.S. $2.1 billion.
 MUI and its associated companies are involved in banking, insurance and financial services; cement manufacturing and related industries; hotel and property ownership and management; and international investments in the United States, Canada, Australia, Hong Kong, and the United Kingdom.
 New Heritage USA, America's premiere Christian resort, is a 2,200-acre retreat with convention, recreation, lodging, dining, and shopping facilities. New Heritage is on U.S. 21 off I-77, one mile south of the North Carolina state line. Easiest access is from the Carowinds exit.
