Estate for sale at pounds 3m; Rural equestrian site goes on the market.

Byline: By Hayley Beattie

ONE of the finest equestrian estates in Northumberland is up for sale at pounds 3m.

With almost 300 acres of land, six properties including a luxurious farmhouse and space for more than 30 horses, Newlands Grange, near Whittonstall, is billed as one of the most stunning estates in the county.

Complete with an indoor horse school and an outdoor mAnage, the estate on the border with County Durham is surrounded by arable, pasture and woodland areas. Newlands Grange was once part of the Whittonstall estate and the main house and surrounding buildings are more than 200 years old.

In recent years it was the home of Gerry Cookson, who invented metallic plastic sheets and strips used in consumer products and in the electronics industry.

And in the 1990s the estate became famous as a stud for Morgan horses. The Georgian farmhouse and courtyard have been greatly modernised, creating a contemporary family home while retaining many original features including fireplaces.

The property boasts three reception rooms and four bedrooms, with large gardens on three sides and an adjacent farmyard with stables, garaging and three cottages.

The sale is being handled by Hexham estate agents RPS Residential for pounds 3m as a whole but the owner would also consider selling it as two separate lots.

Nicholas Christofides, of RPS Residential, said: "This is a truly unique opportunity to purchase a property with huge character, superb equestrian facilities and land.

"The estate has the potential to be very profitable, lending itself to a number of business and leisure purposes linked to the equestrian business and we're expecting the high standard of the stabling and training facilities to be a major selling point.

"In addition, the range of residential properties offers scope for providing staff accommodation or holiday rentals, with four cottages close to the main house and another property in its own grounds.

"There is also scope to maximise your investment with further improvements to the homes on the estate, including the possibility to convert more of the existing buildings into cottages."

For further information you can call the RPS Residential team on (01434) 608 980 or view the property on www.rpsre sidential.com
