The present development concession for the realization of the bac zac transfers the economic risk of the operation to the concessionaire. the missions entrusted to it, in accordance with the provisions of article l. 300-2 paragraph 3 of the urban planning code, are as specified in the draft land use agreement and its annexes, attached in the file. of consultation. the estimate of the total amount of the proceeds of the operation, at the current stage of the marketing of the zac, includes the marketing revenues of the zac, the future manufacturers~ participations and the financial participations of the public authorities and in particular, the community agglomeration carcassonne agglo. the amount of the expenses of the operation, at the stage of the creation file, includes for its part, the land acquisitions with the public institution of inter-municipal cooperation the mixed union of the regional park of economic activities (prae) "paul sabatier" , development and equipment works: construction of roads, various networks (drinking water, raw water, wastewater, rainwater, electricity, telecom, gas, public lighting), retention basins, study and master~s fees and other costs of the operation that will be incurred by the future concessionaire. in accordance with articles r. 3121-1 et seq. of the public order code, the value of the concession is estimated, on a provisional basis, at eur 15,645,000 excluding tax. the development plan project in the zac foresees, for a total area of approximately 26.05 hectares, the realization of the following elements: roads and networks internal to the zac, landscape rights-of-way (retention ponds, green spaces and landscaping), pedestrian rights-of-way. the building rights attached to the properties to be rented, granted or sold, located within the perimeter of the zac and the concession correspond, at the current stage of the development operation, to an overall projected program of construction comprising: approximately 94,000 square meters of floor area, including 18,000 square meters of marketable land. the development program foresees the potential completion of 40 to 45 serviced plots offering a diversified real estate offer to adapt to the demand of future buyers.
