Developer plans west Eugene industrial park.

Developer Ross Murry plans to start construction in late July on a 17-acre industrial park sandwiched between Belt Line Road and Danebo Avenue in west Eugene.

Murry said he plans to carve eight lots out of the parcel, which is immediately north of the Southern Pacific Railroad tracks at 51 N. Danebo. The lots will range in size from 1.8 acres to 2.5 acres.

Murry said he will sell the lots or lease them and build to suit tenant needs.

The park, owned by Ross Investments Inc., has already been tentatively approved by the city.

Murry has applied to the U.S. Corps of Engineers for a wetland fill permit for 4.4 acres of wetlands next to a tributary of Amazon Creek. He proposes using 30,000 cubic yards of fill to level the parcel and provide adequate drainage. Murry will mitigate for the filling by paying into a wetland bank where funds would be used to build another wetland within the same watershed. He expects the corps to issue a permit soon.

Though Murry hasn't signed any tenants yet, he expects some will materialize once installation of roads and other infrastructure is complete. Dozens of completed lots remain vacant in nearby industrial parks, but Murry is confident he'll find buyers.

"We've talked to several people and we think we have some lined up, so we're not concerned about" finding tenants, Murry said.

Murry hopes to finish the infrastructure work by the end of September. He hasn't yet calculated costs for the work nor selling or leasing prices.

The industrial park is just one of Murry's ongoing projects. Due north, Murry is planning to start work in late July on the 209-lot Royal Creek Estates housing subdivision on 45 acres immediately north of Royal Avenue and west of Candlelight Drive.
