Deceptive stunner.

THERE is no hint from the front of this property of the wealth of space that lies behind.

An innovative redesign has resulted in a split level extension at the rear.

The property is a Victorian townhouse on Serpentine Road in Harborne.

There is a traditional vestibule entrance with wooden panel door to the front, underfloor heating (a feature throughout the ground floor), and fully glazed door leading through into an entrance hall with double glazed door leading out to the upper level side terraced area as well as stairs to the first floor.

On the ground floor there is a lounge with glazed door onto a terrace, an interconnecting library area with desk, decorative stone fireplace with marble hearth and timber laminate flooring.

The lounge leads into the dining room which has a glazed bay window overlooking the front of the property with feature shutters, and timber laminate flooring. This too has a decorative stone fireplace with marble hearth and fire surround.

In the kitchen there is a range of Shaker-style wall and base units topped with wooden block work surfaces, integrated Baumatic stainless steel range cooker with stainless steel extractor hood over, integrated dishwasher, concealed fridge with separate freezer, washing machine and separate dryer. A utility area leads into the conservatory.

This delightful sunroom has curved side and rear windows overlooking the landscaped garden and terrace area. There are also double opening doors onto garden.

Even the downstairs wc boasts a designer glass wash basin.

The first floor is approached via a feature three tier landing.

A floor-to-ceiling picture window floods it with natural light.

A door leads to the outside upper side terrace and garden area.

A staircase continues up to the first floor giving way to storage areas and three of the four bedrooms.

Bedroom four could be used as an office. This has part-frosted French doors overlooking the garden, exposed beams and a Velux window, radiator, ceiling light point, power points and spotlights.

Bedroom three also has part-frosted French doors opening out onto a Juliette balcony with excellent views of the garden.

Bedroom two has a sash window to the front of the property, vaulted ceiling and fitted wardrobes. It also has an en suite with designer glass bowl wash hand basin, wc, and stainless steel and glass double shower area with thermostatic Grohe designer shower.

A bespoke family bathroom is fitted with a corner bath with thermostatic Grohe shower over, wc and designer glass bowl wash hand basin.

The master bedroom is on the second floor and approached via a bespoke staircase.

This has picture windows overlooking the rear garden and surrounding area, a dressing area, built-in storage cupboard with concealed DVD unit, TV and power points. An en suite features a stainless steel and glass Grohe shower area with circular glass basin and wc.

Outside, the garden has raised flowers enclosed with railway sleepers, split level terraced area and inner circular patio. There is also feature lighting throughout.

The property also has double glazing with underfloor and central heating.
