Construction work ongoing at at Dubai's Town Square mega project.

Construction work continues on Town Square, the Dubai mixed-use mega project in the United Arab

Emirates (UAE) launched back in April 2015. Binladin Contracting Group, based in the UAE's Gulf

neighbour, Saudi Arabia, won the initial deep services contract.

The deep services stage was due to be executed in 180 days, so toward the end of 2015, covering

excavation and back filling for the associated district cooling piping network, storm drainage

and main sewers. The work programme related to an area underpinning subsidiary launches of the

Zahra and Hayat Townhouse communities, according to developer Nshama.

Town Square is a 750-acre (303.5 hectares) development anchored by a central square, which will

eventually offer 3,000 town houses and 18,000 apartments along with significant retail, commercial

and hospitality options. The project also features a range of lifestyle elements including the

Vida Town Square Dubai hotel, dining districts and plazas along with Reel Cinemas both Cineplex

and open-air. Social and community infrastructure includes schools, hospitals, running and cycling

tracks, skateboard parks, green spaces and community swimming pools, all within walking distance

of residential areas.

In addition to a 2.5 million square feet (232,258 square metres) retail precinct containing over

600 stores and food & beverage outlets, Town Square will also offer day-care, play and fitness

facilities. These will include playgrounds, play and adventure zones for all ages, splash and

skate parks, interactive water features along with a fitness centre and an athletics spa, all of

which are supported by modern medical facilities.

Nshama launched Zahra and Hayat Townhouses as well as Zahra Apartments at the beginning of the

project and prices are generally attractive. A two bedroom Zahra apartment sells for 800,000

Dirhams (US$ 217,984) at 1,000 Dirhams (US$ 272.5) per square foot while Zahra and Hayat

Townhouses are available from 999,988 Dirhams (US$ 272,476). Later launches include a further

batch of townhouses as well as the Warda and Jenna II Apartments.

Town Square is also now under construction above ground. Fred Durie, CEO of Nshama, commenting on

progress and the involvement of the Binladin Contracting Group earlier in the year said, "Nshama is

drawing on its expertise in project management in developing Town Square to high quality standards

and by working with experienced contractors and consultants."

"We are committed to delivering the projects as per schedule, highlighted by the contract awarded

for undertaking deep services," he went on to say.

Town Square is located in New Dubai close to the suburb of Al Barsha, which runs inland from Dubai's

main commercial corridor the Sheikh Zayed Road and onward across Al Khail Road to the E 311

(Sheikh Mohammad Bin Zayed Road).
