Cole Restoration Corporation has begun an a multi-million dollar complete exterior facelift to the McAlpin House -- formerly the McAlpin Hotel -- in Manhattan's Herald Square. Scheduled for completion in the fall of 1992, this complicated project has been in the planning stages for three years.

The scope of the project includes repair and replacement of the cornice, all damaged brickwork and decorative terra cotta as well as extensive structural refurbishment, cosmetic cleaning and waterproofing.

Gary Trias, director of operations, Cole Restoration Corp., attributed the project's unusually long planning phase to a hazardous condition that developed when a piece of the cornice fell from the building three years ago. "The condition of the cornice required extensive surveying and structural analysis as well as the construction of protective scaffolding before any restoration work could begin," he stated.

In reference to the various challenges that characterize the project, Trias explained that the repair of the cornice and balconies is a very complex and time consuming process. "Restoring these aspects of the building to their original appearance has required the use of intricate, custom molds and specialized materials," he stated. "Furthermore, in order to ensure structural integrity, we have had to fabricate and install numerous support fixtures."

Contributing to the challenging nature of the project is the tight timetable for completion. The owner, eager to remove the scaffolding, has required Cole to finish the project in approximately one year.
