Cohen announces 10 leases at 475 Park Avenue South.

Charles Steven Cohen, president/CEO of Cohen Brothers Realty Corporation, exclusive leasing and managing agent for 475 Park Avenue South, a 35-story office tower located at 32nd Street which recently underwent remodelling based upon a plan by Fox & Fowle architects, announced that 10 tenants have committed to direct lease transactions covering over 63,000 square feet and aggregating rentals in excess of $12 million:

* Valerie Wilson Travel, Inc., a leading corporate travel agency, leased the entire 26th floor, measuring 10,010 square feet. The firm, which has expanded in the building, was represented by Cohen Brothers Realty Corporation.

* NCC Industries, represented by Jeffrey Rosenblatt of Newmark Real state Service, leased the entire 11th floor, 15,525 square feet.

* Osage Development, represented by Jonathan Hirschman of Metropolis Commercial, leased 3,175 square feet on the seventh floor.

William O. Berkis, Jr. of The Lansco Corporation was responsible for three leases at 475 Park Avenue South:

* Pines Bridge Associates leased 5,675 square feet on the 7th floor

* Men's Fashion Association leased part of the 17th floor, 4,200 square feet

* Kops & Associates, Inc. leased 1,270 square feet on the 30th floor

Glenn J. Elliott, vice president of Cohen Brothers Realty Corporation, represented the ownership in the leasing of space to NCC Industries, Osage Development, Pines Bridge Associates, Men's Fashion Association and Kops & Associates.

In addition, John Monaco, director of Leasing, represented the ownership in the following transactions:

* Betelguese, Inc., an entertainment production firm, leased 12,143 square feet on the 10th floor. The firm was represented by Paul Revson and Mitchell Julien 1. Studley, Inc.

* Tony Stone Worldwide/New York Limited leased 4,653 square feet on the 28th floor, represented by Barry Miller of Helmsley-Spear, Inc.

* Consumers Digest, Inc. leased 2,500 square feet on the 30th floor, represented by Mel Zimmerman of Helmsley Spear, Inc.

* Xerox Corporation, represented by Dana Pike of Williamson Picket Gross, leased 3,382 square feet on the 10th floor

* United Neighborhood Houses of New York, Inc., represented by Cohen Brothers Realty Corporation, leased part of the 6th floor measuring 4,449 square feet

A few select suites, from 675 square feet to 3,400 square feet, are immediately available. A full tower floor of 10,010 square feet will be available for tenant occupancy next spring.
