Times have changed! Thanks to consumer pressure, home buyers in Florida can choose to work with a real estate professional who exclusively represents their interests. Real estate brokers must now disclose, in writing, who they are representing in a transaction.

A seller's agent (usually the listing agent) represents only the seller. A buyer's agent represents only the buyer. A transaction broker is the agent of neither the buyer nor seller, and cannot actively represent either party to the detriment of the other.

Joni and Richard Wall, owners of City and Country Properties, have been enthusiastic supporters of buyer's agency for many years. Joni has been representing buyers since 1984 when she worked in California, and says it only makes good sense for buyers to be protected the same way sellers are.

Buyer's brokers have received endorsements from organizations such as the American Association of Retired Persons (AARP) and Money Magazine. Many books on home buying are also recommending the use of a buyer's agent. Buyer's agents can and will:

* Obtain and disclose any information about the property (both positive and negative)

* Perform a comprehensive market analysis of a property before a purchase offer is made

* Negotiate actively for the best possible price and terms

* Structure the transaction to the buyer's advantage.

"Basically," says Joni, "we find you the right home at the best price and terms and protect you through the whole home-buying process."

City and Country Properties opened in 1995 and has never accepted listings, avoiding any conflicts of interest between buyer and seller. The experienced staff includes Realtors Rick Wall, Sandra Zellick and Sherry Beck, a longtime professional who recently made the move from the traditional Realtor role to buyer's agent. These professionals serve buyers who are looking for property in Bradenton, Sarasota, Venice or Englewood. Specializing in residential property, they can help with resale homes, new home developments, waterfront homes and golfing communities.

Their list of services is extensive. They provide computer working sessions with clients to select possible properties, help clients get pre-approved for financing, preview selected homes and make specific recommendations regarding price and terms. They negotiate exclusively on the buyer's behalf, overseeing all schedules and activities with the lender, title company and seller's agent. They will attend the closing and review all documents prior to signing. City and Country Properties will even come to your location for consultations.

"Our goal," says Rick Wall, "is to make sure that you have full knowledge to make your purchase surprise-free and to your best advantage."
